What is a property sourcer?

A property sourcer helps investors find suitable investment properties that match their goals, budget and strategy. This can include buy-to-let homes, renovation projects, off-market opportunities and properties with potential to add value.

 

What is the benefit of using a property sourcer?

We have time and the knowledge to find off market and below market valued properties. We study markets and trends and know exactly where to look and invest therefore targeting our search for your specific goals. 

 

What does hands off mean?

We do everything from finding the property to putting it with a letting agent. All you do is sign the paperwork. We also offer an after let service where we handle the letting agent for a fee. 

 

Which areas do you cover?

We source property across South Wales, including Cardiff, Barry, Bridgend, Swansea, Newport, the Vale of Glamorgan and surrounding areas.

 

What types of investment properties do you source?

We source a range of opportunities but specialise in buy-to-let properties for families. This covers renovation projects, below-market-value homes, off-market deals and properties with potential for refurbishment or increased rental income.

 

Do you only work with experienced investors?

No. We work with both new and experienced investors. Whether you are buying your first investment property or growing an existing portfolio, we can help you find opportunities suited to your plans.

 

How does the property sourcing process work?

We begin by discussing your investment goals, preferred locations, budget and property strategy. We then search for suitable opportunities, carry out initial checks and present properties that meet your criteria.

 

Can you find off-market properties?

Yes. We actively look for off-market and direct-to-vendor opportunities, as well as properties available through estate agents and other local contacts.

 

Do you guarantee a property will make a profit?

No investment is risk-free, and we cannot guarantee profits. However, we carry out research and due diligence to help identify opportunities that fit your investment criteria.

 

What checks do you carry out on a property?

Our checks can include reviewing the asking price, comparable sales, rental demand, estimated rental income, refurbishment potential and any obvious risks before presenting an opportunity to you.

 

Can you help if I live outside South Wales?

Yes. Many investors work with us from outside the area. We provide property information, photos, videos and supporting figures to help you assess opportunities remotely.

 

How much does property sourcing cost?

Our sourcing fee depends on the type of property and level of work involved. Fees will always be discussed clearly before you commit to a deal.

 

Do I need a mortgage agreed before working with you?

It is helpful to have your finances in place or speak with a mortgage broker before starting. This means you can move quickly when the right property becomes available. However, we do have contact with mortgage and bridging loan brokers we can put you in touch with.

 

Are you a regulated estate agent or financial adviser?

We are property sourcers and are fully regulated in the same way an estate agent is. We do not provide financial, mortgage, legal or tax advice. We recommend that you speak with suitably qualified professionals before making any investment decision.

 

How much money do I need to get started?

The amount of money you have will decide the best strategy for you. You can invest in the company from as little as £5000 but in order to buy your own property we would suggest a minimum of £50,000
